Sati Wellness Terms and Conditions

Effective date: September 2026

Please read these Terms and Conditions before using our website or making a reservation. By booking directly through www.sati-wellness.com or arranging a stay with us by email or WhatsApp, you confirm that you are at least 18 years old and agree to these terms on behalf of yourself and the guests included in your booking.

In these terms, “Sati Wellness,” “we” and “us” refer to Sati Estate Private Limited.

Reservations and payment

A reservation made directly with Sati Wellness is confirmed when we receive a deposit of 20% of the total reservation price and issue written confirmation. The remaining 80% is payable at check-in.

Please check your confirmation and contact us promptly if any details are incorrect. Conditions set by a third-party booking platform may differ; please review the conditions shown when booking through that platform.

Age policy

Sati Wellness welcomes guests aged 14 and above. Children under 14 are not permitted to stay or use the property’s facilities. A parent or responsible adult must accompany guests aged 14 to 17 throughout their stay.

The property includes a natural stream, areas of deep water, changes in ground level and open spaces. Guests should take care when moving around the property and follow any safety guidance provided by our team.

Changes and cancellations

Requests to amend a direct booking are subject to availability and any resulting change in price. Please email info@sati-wellness.com with your request. A change is confirmed only when we acknowledge it in writing.

For direct bookings, the following cancellation terms apply:

More than 30 days before check-in: Cancellation is free, and the deposit will be refunded.
30 days or fewer before check-in: The 20% deposit will be retained as the cancellation fee.
No-show: The 20% deposit will be retained.

Cancellation requests must be made in writing. The date we receive the request determines the applicable cancellation period. Refunds will be returned to the original payment method; any non-refundable bank or payment-provider charges will be identified where applicable.

If a booking is amended, the cancellation period is measured against the original arrival date, unless the arrival date is brought forward. In that case, it is measured against the new, earlier arrival date.

If we need to change or cancel a booking

If we cannot provide a confirmed stay, we will contact the booker as soon as reasonably possible. If we cancel the reservation, we will refund payments made to Sati Wellness for the accommodation or services we cannot provide, subject to applicable law.

Events beyond our reasonable control, including severe weather, natural disasters, fire, interruption of essential utilities, civil unrest or government restrictions, may require us to change or cancel a booking. We will explain the available options when we contact you.

Guest conduct and care of the property

Guests must treat our staff, other guests, the property and its natural surroundings with respect. We may ask a guest to leave if their conduct threatens safety, causes serious disruption, involves harassment or cruelty to animals, or results in deliberate damage. Any refund will depend on the circumstances and applicable law.

Guests are responsible for loss or damage caused by them or members of their party beyond reasonable wear and tear. We will explain and document any charge before requesting payment.

Please do not litter, disturb wildlife or remove plants or other natural materials from the property. Guests joining activities arranged by independent providers must also follow those providers’ safety instructions.

Travel, activities and insurance

Guests are responsible for their travel arrangements, including passports, visas and transport. We recommend obtaining travel insurance that covers cancellation, medical needs and planned activities.

Activities or transport supplied by independent providers may be subject to their own terms. We will make clear when a service is provided by a third party.

Our responsibility

We will provide the accommodation and services included in your confirmed booking with reasonable care and skill. Nothing in these terms excludes or limits liability where doing so would be unlawful, including liability for death or personal injury resulting from negligence. We are not responsible for events beyond our reasonable control or for services independently supplied by third parties, except where applicable law provides otherwise.

Website information

We take reasonable care to keep descriptions, images and prices on our website accurate. Details may change, and the inclusions and price stated in your written booking confirmation will govern your direct reservation. We are not responsible for outdated or inaccurate information published by unauthorised third-party websites or social media accounts.

Personal information and payment security

Please provide accurate information when making a reservation. We handle personal information in accordance with our Privacy Policy, including where information must be shared with service providers to process a booking or deliver a requested service.

Payments should be made only through the payment methods or links we confirm to you. Do not send a card PIN, security code or one-time password by email or WhatsApp. We do not ask guests to disclose those credentials in messages.

Electronic communication

By providing an email address or telephone number, you agree that we may contact you by email, telephone or WhatsApp about your enquiry, booking and stay. Promotional messages are addressed separately in our Privacy Policy.

Complaints and contact

Intellectual property

The text, photographs, branding and other material on this website belong to Sati Estate Private Limited or are used with permission. They may not be reproduced for commercial purposes without prior written consent.

Governing law

These terms are governed by the laws of Sri Lanka, subject to any rights that cannot lawfully be excluded.
